Supply metrics often measure dwelling approvals.

Ownership metrics measure stability.

These are not the same thing.

When supply is delivered predominantly through strata structures, ownership becomes:

• Dependent on body corporate governance • Subject to levy escalation • Exposed to shared maintenance liabilities

Designing for ownership means:

• Prioritising freehold where possible • Reducing shared structural dependencies • Ensuring construction classification aligns with risk containment

Affordability is not merely entry price.

It is long-term holding cost.
