Density Without High-Rise

Public discourse often assumes density equals height.

This is incorrect.

Density is yield per hectare.

Height is a visual outcome.

The two are not synonymous.

The 1 → 3 transition model demonstrates how yield can increase materially without altering skyline character.

A standard residential lot can be reconfigured into:

• Three compact dwellings
• Two and three-storey envelope
• Fire-separated walls
• Independent freehold titles

The neighbourhood does not become vertical.

It becomes efficient.
